Park Sites: Six Years of Building Better Mobile Home Park Intelligence
How a search for better information evolved into one of the foundations of our brokerage.
Every mobile home park transaction begins with information.
Who owns the property? How many sites does it have? What utilities serve the community? Has it sold before? What buyers are actively looking for a property like it? How does it compare to other communities in the surrounding market?
Those questions sound simple, but finding reliable answers hasn't always been.
At Mid-Plains Land & Realty, we've always believed that better market intelligence leads to better brokerage. The more we understand the market, the better equipped we are to help buyers make informed acquisitions, sellers make informed decisions, and connect the right buyers with the right opportunities.
That belief is what started a project that has evolved over the past six years into one of the foundations of our brokerage.
Today, that platform is known as Park Sites.
It Started with a Problem
The story began in 2020.
At the time, there wasn't a comprehensive, verified national database of mobile home parks. Information was scattered across county records, state agencies, websites, spreadsheets, and countless other sources. Researching even a single community often meant piecing together information from multiple places, each with varying levels of accuracy.
As mobile home park investors ourselves, we experienced those frustrations firsthand.
Rather than accepting the problem, we decided to solve it.
Our goal was ambitious but straightforward: create a single, verified source of mobile home park information that owners, investors, brokers, lenders, vendors, and other industry professionals could rely on.
That vision became MHParks.com.
Building Something Better
Creating that resource required far more than simply collecting information.
We began by merging data from numerous public and private sources into a database containing approximately 55,000+ mobile home parks throughout the United States. From there, a team of 15 people spent nearly nine months researching and verifying every community.
Duplicate records were eliminated, communities that no longer existed were removed, and thousands of hours were invested verifying locations, ownership information, and other property details.
When MHParks.com officially launched in September 2021, the original database had been refined into approximately 30,000 verified mobile home parks nationwide.
For many owners, investors, brokers, lenders, vendors, and other industry professionals, it became a valuable research resource.
For us, it represented the beginning of something much bigger.
Evolving Alongside Our Brokerage
Like the mobile home park industry itself, the platform never stopped evolving.
In early 2025, MHParks.com underwent a significant redesign to improve the user experience and make researching mobile home parks faster and more productive.
Later that same year, Mid-Plains Land & Realty made the decision to focus exclusively on mobile home park brokerage.
That decision changed the purpose of the platform.
Instead of continuing to develop a public research website, we brought the entire platform completely in-house and reimagined it around one primary objective: helping us better serve our brokerage clients.
That evolution became Park Sites.
More Than a Database
Today, Park Sites is far more than a database of mobile home parks.
It has become one of the foundational tools supporting our brokerage by bringing together the market intelligence we've spent years building with the buyers, sellers, listings, and relationships that drive our business.
It helps us better understand the markets we serve, organize buyer acquisition criteria, support Broker Opinions of Value, maintain ownership research, identify opportunities, and more efficiently connect qualified buyers with the right properties.
As the platform has evolved, we've also developed proprietary tools that help us organize and prioritize market intelligence across thousands of mobile home parks. While those systems continue to evolve behind the scenes, they're designed with one purpose in mind: helping our team make more informed decisions for our clients.
One of the things that truly sets Mid-Plains Land & Realty apart is that we haven't built our brokerage around someone else's software. We made the decision to invest in developing our own proprietary brokerage intelligence platform specifically for the mobile home park industry and the unique way we serve our clients.
To our knowledge, no other mobile home park brokerage has invested in building a comparable proprietary brokerage intelligence platform like Park Sites.
While technology alone doesn't sell mobile home parks, it allows us to better understand the markets we serve, organize years of research, strengthen relationships, identify opportunities more efficiently, and connect qualified buyers with the right properties faster and with greater confidence.

Every buyer enters the market with different investment goals, acquisition criteria, and geographic preferences. Likewise, every seller owns a unique property with its own strengths, challenges, and market position.
Successfully bringing those buyers and sellers together requires much more than maintaining a contact database.

Park Sites helps us organize that information so we can more efficiently identify opportunities, match qualified buyers with properties that fit their acquisition criteria, and provide sellers with informed guidance throughout the brokerage process.
The result isn't simply better organization. It's a brokerage that's able to spend less time searching for information and more time helping buyers and sellers achieve their goals.
More Than Six Years in the Making
Park Sites didn't become what it is today overnight.
It's the result of more than six years of continuous development, thousands of hours of research, and an ongoing commitment to better understanding the mobile home park industry.
As Mid-Plains Land & Realty has evolved, Park Sites has evolved right alongside it, growing from a national mobile home park database into one of the foundational tools supporting our brokerage.
We'll continue investing in Park Sites because we believe our clients deserve more than off-the-shelf software. They deserve a brokerage that's willing to invest in better market intelligence, better technology, and better ways to serve the mobile home park industry.
