When Mid-Plains Land & Realty announced our reopening in August 2025, we found ourselves at a crossroads. Should we follow our original path of traditional real estate land and residential sales? Or should we specialize in the mobile home park industry and serve a niche we uniquely know in the affordable housing market?

Unlike traditional brokerages, we already had a deep, hands-on connection to the mobile home park sector, built from years of ownership, operations, and even industry-specific software development. The question was simple, but the implications for our business model were significant.

Ultimately, we decided to let the market guide us, and expected the usual mix of buyers seeking land, sellers exploring residential properties, and the occasional mobile home park owner seeking valuation advice.

What actually happened was very different—and far more telling.

Over the first five months, our website welcomed more than 28,000 unique visitors, and a clear pattern emerged. The overwhelming majority of calls, emails, and mobile home park valuation requests also came from a very specific client type: mobile home park owners, operators, and investors.

These inquiries didn't come just from Nebraska and South Dakota, but from across the United States. Their questions were thoughtful, their needs were specific, and their interest in a professional and specialized mobile home park brokerage was unmistakable.

Our website data reinforced the story. Visitor behavior showed that content related to the mobile home park market, including industry insights, park valuations, and market trends, was what our visitors were actively searching for. These weren’t casual browsers—they were serious park owners looking for expertise grounded in real-world manufactured housing experience.

The message was clear: the mobile home park market wasn’t just part of our business—it was our business.
